The free check

What does UpRently check?

You tell us about your home and your rent, and we compare it with similar homes nearby. You get a verdict, a comparison chart, two comparable homes, and your dates checked against the timing rules.

Is the check free?

Yes. The check itself is free, including your verdict, the comparison chart and two comparable homes. You only pay if you want the full Evidence Pack.

Do I need an account?

No. There is no account and no password. Nothing you enter is saved against your name unless you go on to buy a pack, when we need an email address to send it to.

Is this different for landlords?

No. Tenants and landlords use the same four-step check, and the result page adjusts its wording for whichever you picked. If you go on to buy the paid document, it is called an Evidence Pack for tenants and a Landlord Evidence Report for landlords. Both cost £19.99.

Do you pre-fill anything about my home?

No. Nothing is pre-filled, including your floor area, so every figure you see is worked out from what you actually told us, not guessed on your behalf.

What if I am not sure about my floor area?

Give your best estimate. If it looks unusual we ask you to confirm it once, and after that you can carry on regardless. It is your home, so we trust your answer over a guess of our own.

The Evidence Pack and paying

What is in the Evidence Pack?

For £19.99, you get every comparable home we found for your check, up to 20, not just the two free ones, plus the valuation of your home, the method behind the figures, and a dated PDF you can print, email or take to a hearing.

Is the price the same for landlords?

Yes. The Evidence Pack for tenants and the Landlord Evidence Report both cost £19.99, paid once. There is no subscription and no extra charge for either route.

How do I pay, and is it safe?

Payments are handled by Stripe. You enter your card details on Stripe’s own form, and they never reach UpRently.

How long can I download my Evidence Pack?

The PDF is attached to your confirmation email, so that copy is yours to keep. The download button on the confirmation page and the link in the email both stop working after 7 days, so save the PDF somewhere safe once it arrives.

Why don’t I see an option to buy a pack?

In rare cases we cannot store your check securely, and the Evidence Pack is generated from that stored record, so we cannot sell one if we cannot store it. This is not tied to your result. If it happens, running the check again usually resolves it.

Can I get a refund?

Sometimes, yes. Ticking the box before checkout confirms you want the pack sent immediately, which ends your normal 14-day right to cancel digital content. We refund you anyway if your pack never arrives, is corrupted or incomplete, does not match the check you paid for, or you were charged twice. A refund is not available simply because the result was not the one you hoped for. Full details are on our Refund and Cancellation Policy.

The evidence itself

Where does the comparison data come from?

Comparable properties are supplied by PropertyData, who collect current and recent letting advertisements from UK property portals. Rents shown are advertised asking rents; ones marked “let agreed” had found a tenant at the time of collection. These are advertised rents, not verified achieved rents, and the pack says so. How UpRently works sets out where they come from, why you usually see fewer than 20, and why an agreed rent is stronger evidence.

Why don’t you just tell me what my rent should be?

Because one figure cannot fairly stand in for a whole local market. We show you how your rent compares with the local range instead, so you can see where it sits and decide for yourself.

Is this legal advice?

No. UpRently compares a proposed rent with local market evidence. It is not legal advice, not a notice validity check, and not a guaranteed outcome. How UpRently works also lists the things this check does not look at, which is worth reading before you rely on a result.

What does “comparable” mean? And “open market rent”?

Some of the words here are the words the rules use, so we cannot swap them for simpler ones. The glossary explains all of them, including comparable, open market rent, evidence strength and the MR forms.

What does pcm mean?

Per calendar month. Adverts often quote rent as pcm. Every rent on this site is a monthly figure, so £1,200 pcm and £1,200 a month are the same thing.

Your data

What happens to my data?

We only use it to run your check and, if you buy a pack, to fulfil your order. Orders, the checks behind them and the stored packs are deleted six years after the order, which is how long we are required to keep records for. A check nobody buys is deleted after 48 hours. We also keep a count of checks run, with the date, the route and the result, and nothing that identifies you. Full details are in our Privacy Notice.

How do I get a copy of the data you hold about me?

Send us a data protection request through the contact form, choosing that subject, and include the email address you used at checkout or your order reference. We reply within one month. The Privacy Notice sets out exactly what we hold and for how long.
